Specifications

Structure

• Deep pile foundation complying with seismic 3 zone requirements.
• RCC frame structure with brickwork and concrete block partitions as necessary.
• All plumbing services passes through the walls are solid block. Concrete grade and steel grade as per structural consultant’s advice.

Flooring & Tiling

• Lift lobby and fascia wall & floor using granite slabs / vitrified tiles.
• Staircases using vitrified tile flooring with hand railing using MS sections.
• Foyer / Living / Dining / Bed Rooms / Kitchen using 60cm X 60 cm vitrified tiles.
• RAK / Kajaria / Nitco or equivalent.
• Toilets - Ceramic tile for floor and for walls up to door height.
• Balconies - Rustic or antiskid ceramic tiles and railings upto 120 cm height.

Sanitary & Plumbing

• Sanitary fittings - EWC, counter washbasin in M Bed. All sanitary fittings shall be of RAK / Hindware / Cera or equivalent.
• Toilets - Shall be 3 in 1 mixer, over head shower, health faucet make Jaquar or equivalent.
• Plumbing - All supply lines shall be in ISI marked pipes.
• Kitchen & Work area  Taps and fittings of C.P. finish, Jaquar or equivalent.
• Good quality stainless steel sink make shall be provided for the kitchen and stainless sink.
• Without drain board shall be provided for the work area.
• Towel rods, towel ring, soap dish and health faucets with C.P. finish shall be Provided inside the toilets.

Doors & Windows

• Window shutters - Powder coated aluminum and glass.
• Attractive entrance doors of Rose wood finish.
• Internal door frames shall be of seasoned hard wood with panelled door shutter.
• Hardware - All hardware shall be of good quality. Door hinges shall be bearing type.
• Good quality locks of Dorset / Godrej make or equivalent.

Electrical

• Concealed copper wiring using Finolex or equivalent make.
• Wiring shall be done for lighting, fans, 5Amps, 15 Amps and AC points in the Apartment.
• Switches - All switches shall be MK / Legrand or equivalent make.
• Generator - Power backup will be provided for all common services and selected light and fan.
• Point in each living, bedrooms inside apartment and a refrigerator point except.
• Air-conditioning and Geyser points.
• Light fixtures for the common areas, external areas, apartment balconies and at entranc door of the individual apartments shall be provided.
• ELCB and MCB shall be provided in each apartments.
• Provision for the geyser points and exhaust air fans shall be provided for all toilets.
• Provision for telephone and internet shall be provided at one point in each apartment.

Painting

• Emulsion paint Asian / Berger or equivalent shall be applied in the common areas, utitlity, service areas.
• Emulsion paint Asian / Berger or equivalent shall be applied for the ceiling inside apartments.
• Internal walls - Acrylic / White Cement based putty with emulsion paint roller finish.
• External Walls - Antifungal exterior emulsion Apex / Weather shield or equivalent.

Elevators

• Elevators - Lifts shall be provided as per the Govt. norms in each core with automatic doors of KONE, OTIS, Johnson or reputed make.

Air Conditioning

• Provision for installing split AC’s, shall be provided for all bed rooms.

Automation

• Access control entry to the common entrances and health club.
• Camera surveillance in common areas.
• Gas leakage detectors , emergency panic alarm.

Landscaping

• Water bodies and fountains shall be provided as per landscape design.
• Exquisite landscaping to be provided.
