SPECIFICATIONS:-

STRUCTURE
RCC framed Structure for with TMT Steel and branded 53/43 grade cement.

SUPER STRUCTURE:
Rain affected walls are of 9-inch thickness and other walls are 4 ½ inch thickness with light weight red bricks with cement mortar.

PLASTERING:
. Two coats of plastering with sponge finish. All interior walls and ceiling with Lapham finish.
. Branded 43 grade cement and River sand will be used for plastering.
NOTE: Shelves in bedrooms and kitchen only.

FIXTURES AND FITTINGS:
Main Door –Polished African Teak frame with bottom Seal and Flush door shutter with Designed Teak Veneer furnished with Ultra Godrej central Lock or equalent make
Inner Doors- Indian Teak wood frames with beading and flush shutters with painting or Polish furnished with Europa Central locks or equalent make
Toilet/Utility - - Indian Teak wood frames with beading and WPC Skin door shutters with painting or Polish.
Windows – Standard UPVC windows with mesh and M.S. grills.
Hardware – Central lock, Bronze handles and latches for main doors, standard tower bolts and locks for Internal doors with heavy gauge and quality.
Kitchen - Granite platform which cast with stainless steel sink with both municipal and bore water provisions and ceramic tiles dado up to 2 ft height on the platform.

TOILETS:
Ceramic tiles flooring in all toilets and wall cladding with ceramic tiles up to door height. Taps and One wall mixture with shower of CERA or equivalent make. Provision for Geysers in all toilets.
NOTE: By default, Western commodes for all Toilets.
SANITARY AND PLUMBING:
Sanitary material from CERA or equivalent make will be used in toilets and other places.
Water Supply ¡V CPVC piping from Sudhakar make.
Drainage PVC sanitary piping.

FLOORING:
2.6"X2.6¨ tiles flooring in halls, bedrooms, kitchen and tiles in bath rooms, parking, wash area, balconies.
Granite flooring for stair cases and corridors.
PAINTING:
white Birla wall putty will be used for internal finish.
Interior walls final coat painted with Asian Premium paints.
Exterior faces of building will be texture coat with Apex Asian Paints.
NOTE: White color for internal flat, Other colors chargeable.

ELECTRICAL:
Best quality cables of POLYCAB make and conduit pipes from Sudhakar make will be used.
Adequate power points and electrical provision of Geysers in bath rooms and A.C. in bed rooms.
Switches from Anchor or another equivalent make.
Electrical points will be provided as per drawings and or standard requirement.
